 Fascias, soffits, and guttering are essential roofling components protecting your home from weather, preventing rot, and managing rainwater; the fascia is the board holding gutters, the soffit is the vented underside board, and guttering channels water away, with modern uPVC versions offering low-maintenance, durable alternatives to timber. Keeping them in good repair prevents serious damp and structural issues, with signs like rot, gaps, or peeling paint indicating replacement is needed, often done together for efficiency.


 What They Are

  • Fascia Board: The long, straight board at the roof's edge, fixed to the trusses, that supports the guttering and protects the roof edge.
  • Soffit Board: Sits underneath the fascia, sealing the gap between the house wall and the roofline; often includes ventilation to prevent condensation.
  • Guttering: The system (channels and downpipes) attached to the fascia that collects and directs rainwater away from the building to prevent foundation damage and wall stains. 

Why They Matter

  • Protection: Seals the roof space from moisture, pests, and debris.
  • Ventilation: Soffit vents allow airflow, preventing damp and timber decay in the roof void.
  • Structural Integrity: Prevents water damage that can lead to rotten rafters and more expensive roof repairs. 

Materials & Maintenance

  • uPVC (Unplasticized Polyvinyl Chloride): The most popular choice for modern replacements due to its durability, weatherproof nature, and low maintenance.
  • Timber: Traditional, but requires painting and is more vulnerable to rot.
  • Maintenance: Look for signs like cracking, peeling paint, warping, or gaps, as these indicate failure, often requiring full replacement of the fascia, soffit, and potentially guttering at the same time.
